Hi all, I’ve just received a Section 13 notice proposing a rent increase from £2,300 to £2,381/month on my 1-bed flat in a Build-to-Rent development in E20 (Stratford area), effective 1 June 2026. Here’s what I find odd: the same property management company is currently advertising multiple 1-bed flats in the exact same development — same street, same layout — at £2,300/month. Some nearby comparables are also at £2,300–£2,340. So they’re essentially asking me to pay more than what they’re listing identical units for on the open market, right now. I’ve already sent a counter-proposal asking to keep the rent at £2,300, citing these comparables. But I’m curious: 1. Has anyone been in a similar situation with a BTR landlord? 2. Does this strengthen my case if I need to refer to the First-tier Tribunal? 3. Any other advice before I escalate? Thanks in advance.

My new tenants have a move in date of April 1st. They asked for the keys a few days early so they could start moving their stuff in slowly, which I had no issues with. They even paid the rent for April early. They now texted me saying they will be moving in today (March 30) instead of April 1. If I were to charge them for the extra 2 days (March 30 & 31) it would come out to $116. Just looking to get anyone’s opinion on if you think charging them for the extra 2 days is reasonable or not worth it to have a bad start a new tenant relationship.

Not sure kung proper sub, kung hindi palink na lang sa correct sub. So basically, ano ba yung rules sa pagpapaalis ng tenant? Low income neighborhood lang naman to. Rant lang muna ng unti sandali. Last year pa sinasabihan ng tita ko tong mga tenant nya na maghanap na ng lilipatan, puro oo lang. Laging delayed magbayad pero bumili ng brand new na kotse, eh yung rent lang yung inaasahan ng tita ko na 80+ y/o para sa panggastos nya kasi wala naman siyang pamilya. Kanina kinausap niya kung may lilipatan na sila, "Wala eh" sabay binagsakan siya ng pinto. Tapos may nasira pa sila sa plumbing sa loob at hindi nila sinabi, nalaman na lang ng tita ko nung lumobo yung bill. Naging ₱5000 yung bill, wala naman silang iniabot. Jusko, ₱2000 lang ang pension ng tita ko. Kanina naririnig ko yung tita ko sinasabihan yung pinsan kong patayan ng kuryente. Sabi ko sa kanila, sige para patayin kayo. Winarningan ko na silang huwag sila kukuha ng ganyang tenant dahil buong tribo makakaaway mo. Anyway, hindi po ba yung grace period is 2 months? Kailangan bang documented yun? Like I said, sinasabihan na sila maghanap last year pa. Ang sabi ko sa tita ko gumawa siya ng papeles at papirmahan na nag-usap sila at magsama ng kapitbahay as witness. Saka po, usually ilang months pedeng maging delayed yung bayad to the point na meron nang reason yung landlady na ipa-evict yung tenant? Kapag naubos na nila yung advance? Finally, yung deposit. Hindi ba dapat hiwalay to sa advance? Parang pansin ko dito sa amin, kinokonsumo na rin ng renter para sa upa. Usually paano sistema nito kapag aalis yung nangungupahan? Mag iinspect ba dun sa bahay habang paalis sila para makita yung mga sira at iestimate kung magkano ang magagastos ?

Hi! I've been contracted by a company for the past 3 months and things have seemed to be going well. I get my work done well/on time, love my team, and feel as if it's a good fit. My contract was supposed to end on April 6th but today I got an extension through April 26th. Why would they only extend me for 3 weeks? This makes me super super nervous and also confused. Any insight would be appreciated. Thanks!
