The Problem

Prospective homebuyers struggle to understand how income, savings, debt, credit limits, investment accounts, and low-interest borrowing affect their ability to buy. They often face complex tradeoffs like paying down loans, investing excess cash, using lines of credit, or choosing between minimum and larger down payments without a clear view of risk and affordability.

Potential Solution

A web app connects or manually imports income, debts, assets, credit limits, mortgage rates, tax-advantaged accounts, and target property prices to model realistic home-buying scenarios. It generates side-by-side affordability, cashflow, liquidity, interest cost, investment return, and stress-test comparisons tailored by country-specific mortgage rules.

Why Now?

High property prices, volatile rates, and growing use of investment accounts and credit lines make home-buying decisions more financially complex. Solo buyers, immigrants, and younger professionals increasingly need personalized decision tools before speaking with lenders.

Use low-interest LOC to max out FHSA?
Jun 5, 2026

I just graduated from medical school and will be starting work as resident doctor for the next 5 years. I have had an LOC (at prime minus 0.25%) throughout medical school and will continue to have access to this throughout my residency training. I will not need to start paying this back until 2 years after I finish residency. I just opened my FHSA. Assuming I am not making enough to invest from my income, why should I not just take $8000 out of my LOC each year over the next 5 years to max out my FHSA and get the tax deductions?

First home buyer and investment feedback please

36M, moved here as an immigrant 8 years ago earning 85k with super back then. Today I have managed to get - 1. \~ 190k in super - have AUS super high growth option. Use salary sacrifice and looking to max out my contributions. 2. \~ 120k in HISA - approx 5.5% pa if conditions are met. 3. \~ 5k in eSaver for emergencies. Looking to build it further but I do have the HISA for worst case scenarios. 4. \~ 2k via Stake Accumulate (starting to explore it now). I intend to buy a property (first home buyer), some time next year. Confused if I go for an apartment (currently living in one in Sydney) or a townhouse or try rent vesting instead to buy something better in another state. My package is on early 200k base. I do own a property overseas that’s on rent with no pending mortgage. If I sell that I may get 150k to 200k additional to use as deposit here. Not making much profit on the sale if I do so. Yet to make up my mind about it. Just sharing with everyone coz I don’t feel comfortable discussing it with anyone else.

£15k credit limit, does this effect my mortgage options
Jun 5, 2026

Hello all I have a combined £15,500 credit limit because multiple people and credit score checking apps have essentially said that the higher my credit limit is, the better I look for the banks when applying for loans, but I’m just not sure. Although I have a massive credit limit, in my opinion anyways, I normally use about £250 a month, if that, and once went over £500. It has always been fully paid on time with no interest accruing. I know credit utilisation is a big factor and these banks etc would prefer if I used less than 25% of my credit limit however I am just wondering if it is also somehow possible to underutilise my credit limit? I am not buying my first house just yet, probably in about 2 years when I’m 25 but if there is something I can do to improve this situation, I would rather do it now. (I’m not sure if it matters but I have a £9,000 limit on one card, £5,000 on another and £1,500 on the last. I haven’t used the third card in years) Thanks for any help in advance:)

Crédit Lombard fineco esperienze
Jun 5, 2026
