Just sold my house. What to do with the profits

Just sold my house and moved into a rental while I build my next home. Current situation is sitting on 275k cash and no debts , own cars, ski boats etc. and own 35 acres free in a great area. (Bought the land with other cash from home sale, 275k is what’s left) 33M married with three kids under 5. I’m a builder so I will have instant equity of whatever I build, that’s how I got in this situation. Two scenarios I’m debating now: Save 100k in back pocket for rainy day. use 175 k and loan 400k and build a great place, that plus land it’d be worth 1.5-2M but would have a 3k ish note from now til I’m 50 with 15 year mortgage. Or should I build what I can for 275k and live debt free and invest what would be my mortgage payments, I’d be able to retire at 50 probably if I invested the 3k mortgage payment instead. Is living debt free with no house note worth the hype? Over a nice home with all the bells and whistles or is that continuing to seek the constant keeping up with the jones’s mentality of western culture.

Hello, I currently have a loan with Ally Financial on my 2019 Genesis G70 3.3T and am looking to refinance it. The loan I have isn’t too bad, it’s the lowest I could get for some reason. Car price was $27,770 OTD and I paid $10k down after selling my project cars. Outstanding balance $16,452 Current interest rate %14.74 70 months left on 72 month term Monthly payment is $347 My main issue is I just don’t know what places can get me a lower interest rate. I make $52k/yr and as of recently work from home. No mortgage, monthly bills $200 not including car + insurance Perfect record of every type Perfect credit history with a score of 714 PenFed only showed 66 months at 12.99% APR so not really great at all. Is there anywhere I have a shot at getting below 10% mark?

So many options.. someone give me some insight/direction! I recently totaled my car and got a payout from my insurance of about 8k today. I'm a full time student, not working. I'm surviving on OSAP, baby bonus, child support and a monthly inheritance payment of $1500. I'm driving a rental at $45/day until I can find a vehicle. I have OSAP payment of 15k coming in the next 2-3 weeks, as well as my taxes (not depending on that as who knows when it'll come.. its been adjusted and says it wont be done till JULY). I don't want to buy a cheap car with the 8k. I'd like to wait until the OSAP payment comes in to use some of that money to get a better vehicle that'll last me a while.. The model/year that I'm looking at is about 13-16k before taxes. I have never bought a car from a dealership, I've always bought private and paid cash. I don't want a monthly car payment! I don't have good credit (580/600), no credit card debt or debt in general. I have a small credit card with $300 just to help me build credit. I spoke to a dealership yesterday about my situation and he told me that the minimum for financing is 6 months! I want to pay it off ASAP, as soon as that OSAP hits. So less than a month. BUT, another redditor on this thread said he paid his off in 7 days! So, is the 6 month minimum for financing NOT standard at all dealerships? What do I do? Bank loan? Dealership financing? Any good places that I can get a loan or short term financing? I'm honestly just overwhelmed and confused over this and what I should do. Not sure this is the right thread but hoping someone here might direct me in the right way.. help!

Are we mad for not drawing down our full mortgage loan?

So we have worked it that we do not need all the money we request to loan for our mortgage through doing a lot of labour ourselves and putting our own money in (self build). We are going to be left with €50k-€70k of the loan not drawn down, which is the difference of about €200 a month to pay back for 35years if we did take the whole amount. We wanted to have as low a mortgage as possible, but now we’re thinking, are we mental for not utilising this money when it’s there for us? We aren’t finishing our garden, figured we’d do that over the next 5 years ourselves as to be honest it’s not a major importance to me. We are already getting solar panels. We have good cars although they aren’t EVs. (Was thinking maybe we should get an EV with it?) What do you think? Any uses or just leave it and enjoy €200 less of a mortgage?
