Gently,Why is there a photo of your coffee machine? Also what is the close up back door photo supposed to be showing? The screens having your house on isn't great and looks a bit tacky. The first photo should be the front of the house, it looks like you're hiding something otherwise. Personally I think the black/grey everywhere would put me off, whilst it looks clean it just looks clinical and cold. Good luck selling, you'll get there, it's a slow market atm
Floorplan doesn't have dimensions, I know it's in the description but still... It is really awkwardly laid out, not much you can do about it. Are all flats in that block/area like that, kitchen at the back next to a bedroom and bathroom in the middle? I think your buyers' pool is smaller than any bog standard flat. You also have £250 ground rent but no service charge, do you pay for works and maintenance as they come along? Your lease is also not 'very long' as stated in the description.
The landing damage was a leak from the outside so I had to have it replastered. Considering the estate agents had valued it at 230k (which I think was overpriced), I have it on the market for 210k. I hadn't looked at others for that price for a while, perhaps I should look at reducing it again if no other viewings soon.
The house looks quite tired and unloved in those pictures - particularly the "garden", bathroom, and landing with that weird splodge on the wall. Flicking through the pictures I was mentally doing the sums on what I'd need to update and I suspect people will do the same when walking around it. Looking at listings in the same price range on Zoopla there's no shortage of options nearby which are in *much* nicer condition.
At only an incredibly quick glance: you've left quite a lot of your stuff out. Fairly or unfairly, that impacts first impressions.
