The Problem

Real estate agents are posting frequently but not converting attention into buyer or seller leads. The recurring pain is not lack of templates or effort; it is that agents do not know how to connect their personality, ideal client, local market, listings, and content pillars into a repeatable strategy. Many are burned out from chasing trends and posting generic real estate tips that make them look interchangeable.

Potential Solution

Offer a productized local content studio for agents that combines brand positioning, ideal-client definition, content pillar mapping, and monthly local content capture. The first delivery can include a strategy audit, a local content filter, a shot list of places and scenarios their ideal clients care about, and a batch of edited short-form posts. Over time, the service can become a recurring managed content operation for solo agents and small teams.

Why Now?

Social media presence is becoming a baseline expectation for real estate agents, but many agents are overwhelmed by generic advice and algorithm-chasing. The opportunity is strongest because the pain is operational: agents need strategy plus local assets, not another template library.

If I Were a New Real Estate Agent Today, Here's How I'd Build My Brand
Above Asking, Content Marketing and Real Estate Branding Strategy for Real Estate AgentsJul 9, 2026

want to get business, you need to post listings and you need to post them all the time. And so she was posting a lot of listings without context, without why they would matter to a specific buyer. She didn't know who her specific buyer was of who it was that she was exactly talking to. And she didn't have any other types of content on her account to give people a reason to stay. Nobody is going to keep following you if all you're talking about is business or all you're talking about is listings. People need variety for consumption. Like, so that's where a framework comes in handy because yes, you have a framework of different content. You have different content pillars that you talk about to keep you in line. So you're not just randomly doing like bird watching posts and they're going out to all the bird watchers of America. Maybe you want to talk about how you love birds and weave that into you're walking a neighborhood and you love this neighborhood because you just spotted this mockingbird or I don't I don't know much about birds, but it's just an example. But that's a way to weave that part of your personality and your interest into your content, but still keeping it within the framework of business. So it doesn't have to be all rules. It doesn't have to be rigid, but you do need a strategy and a framework. And that allows you to have guardrails to stay on track, make the best use of your time, have leverage, create posts that are actually going to deliver a result because otherwise why else are we creating? We could talk about whatever we want on a personal account if we're not trying to actually see results from it and it's just a creative outlet. But that's not what we want to do on a business account. We have to connect the dots, but you can still have fun with it. Try things like be daring enough to try things and to be different. Just think about how you're doing it to make sure that it is going to potentially produce the result that you're looking for. Which brings me to my next point. Details matter even more than the rules. And while we have entered this era where raw content is performing a lot better than produced and professionally filmed content on social media, thank goodness. Happy about that. Love that for us. But that doesn't give us room to be sloppy or not invest in

Consistency alone usually isn't enough. What has worked better for me is: * Create content with real people, not just AI graphics. * Focus on solving customer problems instead of promoting services. * Use short-form videos and behind-the-scenes content. * Encourage comments by asking questions and replying quickly. * Share customer testimonials and case studies. * Collaborate with local creators and businesses. * Optimize profiles with clear CTAs and contact information. * Track saves, shares, leads, and inquiries, not just follower count. For local businesses, community engagement often drives more results than simply posting every day. Reply to comments, interact with local accounts, and build relationships instead of treating social media as a one-way broadcast.

posting often is not a demand. local businesses win by knwoing where the customers come from, search and reviews really matters a lot more than the reels. ai posts rarely feel authentic, real jobs, people and stories do. success is measured in enquiries and customers and not based on the count of the followers.

Like, what if ease was never supposed to be the answer? Okay, hear me out. What if it was never about finding ease or making things easier? And instead, it was always about asking yourself the tough questions needed to become the person that you needed to be all along. How do I get more leads? How do I stand out in my market? I'm Chelsea Peterson, founder and CEO of Modern Agent Social Club. And I'm Kayla Fox, Modern Agent's content creator. So refill your favorite beverage, open your notes app, and get ready to build a business and a brand you're obsessed with. Let's go. Good morning. Welcome back to another episode of Marketing Girls. It is just me, Kayla, again today. Chelsea and I are trying to throw in a few shorter solo episodes this summer just to make our episodes a little bit easier to digest. I know for myself, sometimes when I discover a new podcast, I'm excited to listen in, excited to tune in and check it out. But then when I see that every episode is like an hour long, it just feels kind of daunting. And that's not what we want for you. So we wanted to throw in a few shorter episodes that were still super punchy and powerful and full of good stuff for you and make summer a little bit easier for you to tune in and listen because I don't know about y'all, but I know it's a little hard when all the kids are home and it's so nice outside and I've got other things I need to be doing, but then I still have to work all of the things. It makes it a little hard sometimes to tune in. So if you're listening today, I'm so glad that you're here and thanks for making this a priority. We love getting to talk with you. Before we dive in, if you are a member, don't forget that this afternoon, if you're listening like in real time, we have our July Club meeting at 11 Central. So I'm going to be leading that and we're going to be diving into what it means to really yap to the camera. You guys have all seen people talking about it, right?

I don't believe in balance. To get really busy in work, you're going to feel like your home life's not as good, but if you're thriving in your home life, you're like, ah man, I'm low in business. And to me, when everyone's like, oh, you can do it all. Sure, you can, but there's going to be a give and take, and I think we've gotten in, as a society, so much pressure on women to think they need to do and be everything, and I'm like, just do your best you can in each stage. How do I get more leads? How do I stand out in my market? Is it unprofessional to talk about my kids on Instagram? Should I have one account or two? Do I really need a personal brand as a real estate agent? We are the Modern Agent Marketing Girls. So refill your favorite beverage, open your notes app, and get ready to build a business and a brand you're obsessed with. Let's go. Welcome back to another episode of Modern Agent Marketing Girls. It's just Kayla here today. However, I do have a very fun guest. Kristen Sheckler has been a member of Modern Agent Social Club, gosh, for how long, Kristen? Over five years. Over? 2021. Yes, yes, exactly. So do you want to like introduce yourself to the people and share kind of how we know each other? And then we're just going to dive right in. Hi, I am Kristen Sheckler. I am also from Indiana. Actually, Kayla and I are pretty good friends. We're in the same wedding together this weekend, small group. Our kids are friends, but we actually grew up in the same town for high school too. And now we're here. So I have been a Modern Agent since I got my real estate license, which, you know, back in 2021, things were a lot different than with marketing, especially for realtors and everything. And it was one of the first things I was like, I'm going to do it differently. So I've been with Modern Agent since, have no desire to ever leave. I love it so much. And I truly think it helped get me to where my business
