The Problem

Residential property managers struggle to identify why maintenance work orders stall, which internal handoffs cause delays, and which vendors consume excessive coordination effort. Vendor selection and accountability often rely on intuition because acceptance rates, response times, message volume, costs, and completion quality are not evaluated together.

Potential Solution

Provide a fixed-scope audit and implementation package that reconstructs recent work-order lifecycles, establishes response and acceptance targets, and scores vendors using operational and quality measures. The service delivers a weekly review process, vendor performance reports, escalation rules, and scripts for correcting or replacing underperforming vendors. It can begin with exports and spreadsheets before adding repeatable data connectors or software.

Why Now?

Property managers are increasing automation and the number of units handled per coordinator, making slow employee responses and unreliable vendors more consequential. Existing work-order data now provides enough evidence to replace subjective vendor management with measurable standards.

Okay. That's what I see is the best trend of people who are dominating it or going through within six hours. There's nothing older than six hours. Okay. And remember in the command center underneath your maintenance metrics, you can go look and see how long it takes for your team on average to respond to, when Roo's sending them a message. If you're seeing two days, three days, know that work order is sitting there and is not moving along. If you want to see six hours as that benchmark of success, create your own KPI. I'm just telling you what the best in the industry do. Pablo will share my email. I don't want to bore everybody and kind of go through everything.
