Automatically flags permit, survey, drainage, damp, and asset-status risks before property purchases or handovers.

Homebuyers, landlords, and property operators struggle to interpret survey findings, unpermitted renovations, building regulation gaps, shared drainage issues, damp concerns, and fixed-asset readiness. Critical issues are often buried across reports, seller messages, estate agent claims, and accounting records, leaving users unsure what is legally usable, insurable, negotiable, or ready to place into service.
A web app that ingests surveys, listings, inspection photos, title documents, searches, invoices, and asset registers, then produces a structured risk report with evidence-backed flags and recommended next actions. It would track each property component or improvement against compliance status, documentation gaps, operational readiness, and buyer/operator decision impact.
Property buyers and multi-site operators are facing more fragmented documentation, remote transactions, and rising renovation compliance risk. AI document extraction and local regulatory datasets now make automated property due diligence practical at scale.

So Many Bugs I couldn’t recommend this home inspection software less. There are so many bugs and Spectora constantly updates it with new features while old ones sit unfixed making it borderline unusable. Spectora is only interested in serving It bottom line and no longer takes care of its customers, the home inspectors that have built their businesses around it software.

Im not a first time buyer but I am buying for the first time on my own which is making me a nervous wreck! I have seen a house i like (10 years old) and been for one viewing. Unfortunately its being sold through Purple Bricks and communication with the seller has been very slow! I've read a lot of negatives about this company! The house has been on the market for around 2 months and seller already dropped the price by 10k after one month. The home was tenanted but now empty. Although there is still furniture in the property. A friend of the seller showed me round but wasn't able to answer any of my questions. There was a smell in the property which im thinking may be the drains if not lived in? The boiler was off and unsure if serviced. I am a 34 year old female and don't really have anyone who may know a bit more to come and view with me. Do you guys have any tips for me? What to avoid? Any other questions I should ask? The house is in Scotland and the home report has not shown anything untoward. The surveyor wasn't able to access the loft as they were told the hatch was broken! Any advice appreciated!
